Mud and Stud cottages: believe it or not, some are still standing proudly, but they’re few and far between. Many of the mud and stud buildings which are still standing today date back to the 16th and 17th century, and are beautiful pieces of Lincolnshire architectural history.
To appreciate all that Roughton Moor encapsulates, you have to see it in all its splendor. The cottage is made from the traditionally Lincolnshire mud and stud creation, which uses timber framework made from oak, to ensure the building is stable as well as visually outstanding. All of this can be seen at Roughton Moor, standing with many of its original features.
The thatched cottage also has an extension, which fits in perfectly to the older part of the building, and makes the property even more majestic. The extension, which was built around 25 years ago, was added to increase the amount of living space.
Roughton Moor was last home to the Averson family, who lived here for eleven years. It was home to their family who were extremely privileged to live in such a building that has immense character and charm.
Speaking to Jane Averson, she explains that the home is perfect for any family, with many adventures to be had on the grounds, and even around them. The house itself is situated in the picturesque location of Woodhall Spa.
Roughton Moor sits on the outskirts of Woodhall Spa, and has an incredible amount of land for children to play within, where they can take full advantage of the property’s five acres.
“It really is a place for children as there is so much space. Children can ride quad bikes, play in the tennis courts, and let their imagination go wild.” says Jane Averson.
On approaching the cottage you are greeted by a long gravel driveway flanked by stunning trees with a vast lawn surrounding the entire area.
On the grounds you will find a thatched gazebo, tennis courts, and a pond its own island and bridge. There are also kennels, stables, barn, and three garages with electric doors. There is also a huge formal garden which is neatly manicured, along with a kitchen garden.
Roughton Moor not only comprises the cottage and gardens, but also a three bedroom bungalow which is currently being used as a holiday let. The bungalow features three bedrooms which can sleep a total of five people. All bedrooms have fitted wardrobes within them. There is a fully fitted breakfast kitchen and shower room along with a games room, which can be utilised for a variety of purposes.
The cottage is an incredible sight, which continues to deliver character from room to room throughout the whole of the property.
Within the cottage you will find ceramic flooring through the whole of the house. Walking from the entrance into the kitchen and pantry you will find authentic period features, with fantastic oak beams embedded into the ceilings.
Whilst in the living kitchen, which is a generous size, you will be able to appreciate the oak fittings, newly fitted granite topped work surfaces along with the Aga, which heats the whole room.
The cottage is also home to a wood burning stove, and open fireplaces, making the house economical and very ‘green.’ The house is welcoming and well insulated, which is perfect for the cold months of winter.
Upstairs there is a bathroom and shower room, with a large landing area. The bedrooms all have built in units and overlook the stunning grounds.
The thatched roof on the exterior and the arched recesses with oak beams inside are the main features of the building, and give the cottage its unique character. With the outdoors and the location of the cottage itself being another major selling point.
This property is ideal for anyone with a family, or those seeking to start a new family, and for anyone with a love for Lincolnshire period property and countryside.
