When the couple first viewed the site in 2018, it wasn’t just the building that captured their imagination, but its setting. “The previous owner had planted lots of different species of trees and when we arrived it felt more like woodland than a building project,” says Carrie. “It was really quiet and felt like a little slice of heaven.”

Open-plan interior of The Barn, Belton in Rutland

Designed to sit quietly in the landscape

The couple saw the potential immediately. Their challenge was to create a contemporary home that would maximise views across the surrounding countryside whilst retaining privacy. The result is a beautifully considered property clad in weathered timber, designed to blend naturally into its surroundings.

“We didn’t want something that shouted at you as you drove along the lane,” says Carrie. “We wanted it to sit quietly in the landscape. People often tell us they can’t find the house, which means we’ve done our job properly.”

Carrie is an experienced interior designer whose career began with the Royal Horticultural Society, where she redesigned exhibition interiors during the 1990s, before moving into residential projects and hospitality interiors, including work for the Nevill Arms at Medbourne. Her approach is always guided by the architecture of a building rather than a fixed design style. “I think every property tells you what it needs,” she says. “You have to work with the building and be sympathetic to it.”

Built around family life

That philosophy is evident throughout The Barn. The open-plan kitchen, dining and living area forms the heart of the home, with extensive glazing framing views across the grounds and opening directly onto the pool terrace. An Alexander Lewis kitchen provides generous storage, a walk-in pantry and premium appliances.

The layout was carefully planned around family life. Ben, a property developer, and Carrie wanted a home that would work for their three children as they entered their teenage years. “The swimming pool has been key to the enjoyment of this house,” Carrie says. “We finished just before Covid and had the most amazing summer here. The children have loved it!”

A games room, gym and outdoor entertaining areas have all proved equally popular, and a bell tent area beside the stream running through the grounds has hosted countless teenage gatherings, complete with fire pit and outdoor seating. Inside, five en suite bedrooms provide comfortable accommodation, with the principal suite enjoying views across the pool and countryside. There is also a separate study enclosed with steel-framed glazing, a boot room, laundry room and extensive storage.

Ready for its next custodians

The grounds have matured beautifully, with wildlife flourishing among the trees — muntjac deer regularly appear, and birds make use of the pond and stream. For Carrie and Ben, however, the desire for a new challenge is becoming impossible to ignore, especially for Carrie, who has already begun to create moodboards. The whole family say they’ll miss the place enormously and hope the next custodians will love it every bit as much as they have.

The Barn sits four miles from Uppingham, nine from Oakham and sixteen from Stamford, and is currently on the market with Pelham James of Oakham at a guide price of £2,250,000.
