It was the hottest day of the year in the office, with air conditioning taking the edge off the heat and a fan on my desk. Mervyn Franklin was comfortable, though.
\u201cIt\u2019s a really cool house thanks to the thick walls, and there\u2019s decent shade in the garden. It\u2019s nice and warm in the winter too,\u201d he says. \u201cWe\u2019ve an open fire in the sitting room and a wood burner in the family room.\u201d
The whole house has a warm feel in every respect. It is a house that deserves to be shared, says Mervyn, and that is exactly what he and Gilly have done over the past 23 years.
Tallington Manor has hosted family celebrations, weddings, school events, church gatherings and village occasions, with its two-acre paddock providing the perfect setting for countless happy memories. Now, with their four children grown up and flown the nest, Mervyn and his wife Gilly feel it is time for another family to begin writing the next chapter.
Standing proudly beside the village\u2019s main road, Tallington Manor is one of those houses that almost everyone locally knows.
Many of us have driven past it hundreds of times, admiring its elegant Georgian proportions without ever seeing what lies beyond the front door.<\/p>\n\n\n\n\n\n


Built in the early eighteenth century, probably around 1740, for the Earl of Lindsey, the Grade II listed house remained tied to the neighbouring farm for much of its history. When Mervyn and Gilly purchased it in 2002, moving in the following year, it had been divided into two dwellings and had stood partially empty for more than three years. It needed vision, commitment and no small amount of hard work.
Fortunately, Mervyn is an architect with a particular interest in historic buildings. Rather than modernising the property, the couple set themselves a simple brief. Restore it to the way it was always intended to be.
The scale of that restoration is remarkable. Modern partitions disappeared, reinstating the original single house layout. Unsympathetic extensions were removed, traditional sash and casement windows replaced later alterations, chimneys rebuilt, wiring and plumbing completely renewed, and extensive repairs carried out using traditional materials. Inside, exposed beams and stonework were carefully revealed where appropriate, while original brick and stone floors were painstakingly lifted, cleaned and relaid.
Perhaps nothing demonstrates Mervyn\u2019s meticulous approach better than the kitchen floor. Every original brick was individually lifted and replaced before underfloor heating was installed.
The accommodation extends across three floors, with seven bedrooms and four reception rooms arranged as a sitting room, dining room, family room and generous breakfast kitchen. The central hallway and handsome oak staircase create a strong spine through the building, while the reception rooms balance formality with warmth. The sitting room centres around an open fire, while the family room\u2019s wood-burning stove provides a cosy retreat during colder months.
In the breakfast kitchen, exposed timbers, original brick flooring, a cream Aga beneath a substantial stone lintel and a walk-in pantry combine to create a wonderfully welcoming family space where everyone naturally gathers together.
Outside, the formal gardens gradually give way to open grassland, with the entire plot extending to around 2.5 acres. Mature trees provide welcome shade during the summer, whilst the paddock beyond offers endless possibilities for children, horses or simply enjoying open views across the surrounding countryside.<\/p>\n\n\n\n

A substantial stable building already benefits from live planning permission for conversion into a self-contained two-bedroom annexe, with much of the structural work already completed.
Whether used for multigenerational living, guest accommodation or home working, it represents valuable additional potential.
Throughout our conversation, one theme kept returning. Tallington Manor has never simply been a beautiful period house. It has been an open house, everyone always been welcome.
As Mervyn says, \u201cIt\u2019s been a real home for us. A home we\u2019ve been able to share.\u201d Perhaps that, more than any architectural detail or period feature, is what makes Tallington Manor such a special place.<\/p>\n\n\n\n
