Work during the pandemic included electrics, plumbing and redecoration, along with repairs to the outbuilding roofs. Beulah Smith helped oversee the project and guided the interior decoration, choosing muted colours in consultation with the owners.

One significant change was moving the kitchen into a room with windows and a door opening onto the garden. The Aga was repositioned, and the former kitchen became a substantial utility and dog room, keeping laundry, wet coats and muddy paws away from the main living areas.

Inside Home Farm

The kitchen combines dark green Shaker cabinetry with white quartz worktops, fitted around the room’s irregular angles and into the window recess. A two-oven Aga is complemented by a separate hob on the central island, which also provides seating for informal meals.

The sitting room has a Clipsham stone fireplace and mullioned windows overlooking the countryside, with windows at both ends bringing daylight through the full depth of the room. A separate dining room doubles as an office, returning to its traditional purpose at Christmas and when the children come home. The third reception room, known as the garden room, occupies an older part of the house and retains an old bread oven.

Upstairs, four bedrooms include a principal suite with its own shower room and walk-in wardrobe, alongside a family bathroom. There is a further shower room downstairs, and the fourth bedroom is currently arranged as an office.

Granary, garden and wildlife ponds

The detached granary offers further flexibility: its upper room has light from both sides and previously served as the owners’ son’s art studio. There is also a garage, a carport and gated parking for up to six vehicles, plus storage for bicycles, logs and garden equipment.

The grounds extend to approximately an acre, with lawn and flower beds nearest the house. Beyond the driveway, a rewilding project has introduced mature trees, hedging and four wildlife ponds, created in 2025 and 2026 to a layout by TJ Kennedy, with the ponds by Harry Kelsey of Wild Water Ponds. The owners have seen bats, butterflies, a weasel and a grass snake, and winding paths and a decked seating area overlook the water and the countryside beyond.

With retirement approaching, the couple are planning a move to a property with equestrian facilities. “We’ll miss the place a great deal,” they say. “Hopefully when we find somewhere we like, we’ll feel ready to move on and let another family enjoy Home Farm as much as we have!”

Key details

Location: Main Street, Clipsham, Rutland.
